REAL is pleased that the Town of Smiths Falls has agreed to a new five-year lease for the use of their building at 85 William Street W., Smiths Falls.

REAL has operated the REAL Deal Reuse Store from the William Street site since 2008.  The Town owns the building and Parks Canada owns the property.  Council endorsed the lease agreement with REAL unanimously at its February 9 Committee of the Whole meeting.

A 2025 building condition assessment showed that the building is in usable condition, and minor repairs can keep it operational.  However, it is likely that the cost of maintaining the aging building beyond the five years would be prohibitive.  Replacing the roof, for example, would not be an appropriate investment.

In the meantime, the Town will continue to allow REAL the use of the building at no cost.  They will be responsible for the $1,520 annual lease payment to Parks Canada,  insurance, the building envelope and minor structural maintenance.  REAL is responsible for utilities and program related upkeep.  A five year window will allow REAL to plan more effectively for the store, as well as time to consider future options.
